By A Balanced Market

The September numbers tell an encouraging story for Naples real estate: buyers are still buying, sellers are still entering the market, and the excess inventory accumulated over the past year is gradually being absorbed. While the market isn't experiencing the frenzy of the post-pandemic years, it is showing signs of greater stability as we approach the winter season. The NABOR® September 2026 Market Report provides comparisons of single-family home and condominium sales (via the Southwest Florida MLS), price ranges, and geographic segmentation and includes an overall market summary. NABOR® sales statistics are presented in chart format (Click Here).

What does this all mean?

Three statistics stand out:

  • Closed sales increased 2.5% to 623 transactions compared to 608 last September.
  • New listings increased 4.8% year over year to 1,073, providing buyers with additional choices.
  • Inventory declined 17.3% to 4,240 properties, down from 5,128 a year ago.

Perhaps most encouraging is that the overall median sales price increased 4.5% to $575,000, demonstrating that home values continue to hold despite higher mortgage rates and more cautious buyers.

There are, however, some important considerations. Mortgage rates above 7% are keeping some financed buyers on the sidelines, while cash transactions remain an important part of the Naples market. New construction is also facing challenges, with builders offering substantial incentives and reducing new construction starts to manage excess supply.

Interestingly, the luxury market continues to demonstrate strength. The average September sales price reported by one local brokerage was approximately $1.2 million, compared to roughly $500,000 before COVID. This reinforces the continued appeal of the Naples lifestyle to affluent buyers.

My Takeaway: Naples is entering the upcoming season in a healthier, more balanced position than it was a year ago. Inventory is down, sales are improving, and prices remain relatively stable. This is not a runaway seller's market, nor is it a buyer's market in decline. It is a market where pricing, presentation, and timing matter more than ever.

For sellers, realistic pricing is essential to attract today's more selective buyers. For buyers, the increased selection and negotiating opportunities present an opportunity to find the right property without the intense competition we experienced in previous years.

As we head into season, I believe Naples remains exceptionally well positioned. The lifestyle continues to attract buyers, and properly priced properties should benefit from the increased activity that our winter season traditionally brings.
